Comfortably. Modern

If you love Indian food like we do then you must try Suvai Indian Kitchen in Cedar Park. It is one of our favorites! We discovered this place about two years ago, and it's been our consistent "go to" for delicious Indian food. When we eat at the restaurant the service is always spot on. Tonight, however, we decided to get our food to go since we had a full evening of work left to do (REALTOR life).

We were at the Round Rock Premium Outlets yesterday and discovered the newest addition to the mall - WINE DOWN. Boasting a "Better Shopping Experience", Wine Down serves up alcoholic drinks that you can walk anywhere around the mall with. And let me tell you, my shopping experience really WAS that much better drinking a delicious orange mimosa while we hopped from store to store. :-)

Located in the Food Court, Wine Down's drink menu is fairly extensive. You can choose from draft beer, wine slushes (8 types, with flavors like raspberry cream and pineapple mint), frozen sangrias (3 flavors) and mimosas (4 flavors). Check out their drink menu below.

With the influx of new technology and web based solutions, it isn't a surprise that everything is moving fast into the era of the internet. From sites like Uber to Grubhub, we generally can pull up our phones or laptops to order what we want with ease. And with every industry being revolutionized by technology, the same methods are "attempting" to be applied to the real estate industry.

We could all agree that the simplification of the process through paperwork would be much appreciated by agents and buyers/sellers alike; but the attempt of replacing the agent by sites like Zillow and other third party resources, can lead to a snowball affect of disaster. Think about real estate being smack dab in the middle of fast food and a doctor. Yo...

Last night we enjoyed dinner at one of our favorite Tex Mex restaurants, CHUY'S. Although Chuy's has locations throughout the Austin area, we decided to try out their newest restaurant in Cedar Park. It's located in the the city's newest shopping development - The Parke.

The Parke is home to Costco, Buy Buy Baby, Marshalls, Nordstrom Rack, World Market, 365 By Whole Foods, Field & Stream, and much more. Currently, it looks like about 3/4 of the stores are open and ready for business while the others should be opening soon.

In addition to Chuy's, other restaurants in The Parke include Potbelly, Freebirds, and Red Robin. But back to Chuy's.....

If you're craving delicious Tex Mex, this is the place to be! They have both indoor and outdoor patio seating. The line was long when we got there so we opted to sit up at the bar. The ambiance at Chuy's (no matter which location you go to) is always fun. It's colorfully decorated and this bar had framed photos of dogs all over decorating the place. We later saw a sign and realized why - "Bring in a framed photo of your dog and get a FREE appetizer!".

We both love spicy drinks so we tried two of their hottest - the New Mexican and the Spicy Cucumber. YUM! Both were absolutely delicious. If you're craving something a bit more refreshing on a hot Summer day, they also have a large variety of frozen drinks. We sampled the frozen sangria (so good!) and there were frozen daiquiris and frozen margaritas as well.

After stuffing ourselves on the free chips and salsa (y'all their salsa is so good!), we were almost too full for our entrees. But, as with everything else at Chuy's they were delicious as well. Kyle ordered the steak fajita burrito with the boom boom sauce and Sarah got the guacamole tacos.

Which Chuy's location is your favorite? We'd love to see your comments!

By the way, if you know someone who is looking for exceptional real estate service we'd love for you to pass our information along.

Home ownership rates are the lowest they have been in the last 50 years. Yet a large portion of Americans are still renting properties, instead of enjoying a home of their own. Consumer reports believe this is an issue because of a buyer's lack of trust in their ability to purchase. It is still a long standing notion that a buyer needs 20% towards the cost of the home in order to move forward, but this isn't true. With countless down payment assistant programs, and closing cost roll-ins, a home owner could move in with as little as a few hundred to a couple thousand dollars. Which is a huge difference in the time it takes to save up to make the move.

With interest rates at an all time low, home ownership in today's market is a great inves...

1) Making a Home Stand OutAs we know, Summer is without a doubt the hottest (literally and figuratively) month for home sales across the country. More sellers are putting their homes on the market between the months of May - July than any other season. With the increased home inventory, it is important that your home stands out amongst all of the other available options. This is where hiring a professional, licensed REALTOR is going to be crucial. An experienced REALTOR can really help make your home pop! Key elements such as staging, photography, and open houses are all important but are also all expected in any competitive market. As a seller, you need to be asking your agent what creative, out of the box marketing ideas they implement...

Are you ready to sell your home and want it to have a great first impression on the market? Or maybe your home has been listed for a few weeks or months, and you can't figure out why it won't sell, and you know your agent is working hard to market it. We've listed below the top 6 reasons your home may not make a good impression and end up stagnant on the market.

1. IT'S OVERPRICED

To be clear, an overpriced home is the #1 reason a home won't sell. We often times want our homes to be worth a lot more than we may see based on the data, but if you put your home on the market for the number you wish it will bring instead of the price it actually needs to be, your home can sit on the market for months without getting a single showing. If you'...

Finally ready to make the transition into home ownership? That's awesome, and in this exciting time you can be turning to friends and family for an insight into the process. However, there seems to be a circulation of misinformation spreading around, so we're here to clear up a few myths.

1. THE FIRST STEP IS SEARCHING FOR A HOME

You know the saying, "Don't put the cart before the horse," well that's important to remember when it comes to buying a home. You don't want to start looking for a house until you have gotten to sit down with a lender and discuss what the bank will qualify you for. If you fall in love with a house that's $250,000 and come to find out you're only qualified for $200,000 you can get your hopes crushed and waste a l...
